The two main reasons to customize your plans are: 1. To reduce construction mistakes. Your builder can't remember everything you discuss with him. Having a plan showing all your changes reduces the chance of errors. 2. If you want to enlarge a room or move a wall it sometimes changes the structural load points for the house. Any changes required in framing can be re-designed for the new spans.
Both of these reasons can save you more than the cost of customizing your house plans.
We have been looking at a lot of plans online and noticed your plans are a lot less. How can I be sure I am getting the same plans?
The house plans on the site are less mostly because the designer has already been paid when the plan was drawn. The plans shown here are not listed on any other site that brokers house plans from hundreds of designers(for a fee). The modifications are less because of using trusses. Its a lot less work on the framing pages. Please review the "What is Included" page on the site. If you need something that is not listed or want to verify the package call and ask. The fact is your not getting the "same plans". If you see a plan on another site that looks close to one here it was drawn by a different designer.

The house plans on this site are designed to reduce construction cost. They are very complete with details, no missing dimensions, and important code information.
If you are local to the greater Charlotte area, I will schedule a meeting with you. During this meeting we will discuss where you are building at, how large of a home you need, the room details, and how you want the out side to look. You will be given a estimated cost for the plans during this process. If you are comfortable with the cost and want to proceed, I will draw a preliminary set of plans. We will meet again to discuss any changes you may want. This process will continue until you are completely satisified. You will then get 5 sets of drawings for construction. Every effort is taken to make sure the final plans are exactly what you want.
How long does it take to do a set of custom house plans? For a small house(less than 2000 sq ft), its takes about a week from the time we meet to get a draft set of plans to you. You then make the changes or enhancements you want and give them back to me. It takes a few days to a week to finish the plans. The time it takes really depends on who I'm drawing for. Custom house plans can take from 2 weeks to 6 months. Most of the time I have less than 2 weeks of drawing time. You will have the plans the balance of the time it takes to decide if everything meets your approval. I also make myself available during this time to answer any questions and give suggestions to help you make decisions.
I found a plan on the internet that is close to what I want, but I want to make changes. Can you draw it for me?
Any plan you find on the internet is copyrighted. If you buy the plan with permission to modify, I can make the changes for you. I will need written permission from the original designer before any work can be started.
I always tell people, "If you know what you want then let's set up a meeting to talk and draw out a sketch of what you want." Once we get the floor plan done we can decide how the exterior should look. It is really easier than you think.
