Ordering Stock Plans with Modifications
Each plan has the drop down box shown above.
The first option is None. Select this if you want to order the plan without any changes.
The second option is Same Sq Footage with the price increase. Select this if you want to move walls, add or delete brick, change the roof from a gable to a hip, and most anything else as long as the outside perimeter of the house stays the same.
The third option is Add up to 200 Sq Feet with the price increase. Select this if you want to increase the room sizes, add a room or a garage, and any of the items listed above.
The fourth option is Add up to 400 Sq Feet with the price increase. Select this if the changes you require exceed 200 Sq Feet and does not exceed 400 Sq Feet.

The price increases to customize stock plans should cover most of the changes you may require. HousePlan DesignWorks Inc reserves the right to increase the charges if changes are excessive. You will have the opportunity to cancel the order and receive a full refund less $100 for the review set prior to any work being done.

Custom Plans
All the plans on this site started out with a sketch and perhaps a picture of what you want your house to look like. We take submitted information along with extensive conversation and produce a draft set of plans for you to review. You can make as many changes as you want. This process will take several weeks of working together to achieve the results you want.  Square footage calculations include all area under roof.

Example price: One story home with 1200 sq ft living space and 400 sq ft garage.
Basic set of plans will be 1600 x .35 = $560.
The same home with truss framing plans will be 1600 x .40 = $640.
The same home with stick frame roof and floor will be 1600 x .50 = $800.
If you want to add sealed drawings to your plan set it will be 1600 x .60 = $960.

 If you are local to the greater Charlotte NC area, I will schedule a meeting with you. During this meeting we will discuss where you are building at, how large of a home you need, the room details, and how you want the out side to look. You will be given a estimated cost for the plans during this process. If you are comfortable with the cost and want to proceed, I will draw a preliminary set of plans. We will meet again to discuss any changes you may want.  This process will continue until you are completely satisified.  You will then get 5 sets of drawings for construction. Every effort is taken to make sure the final plans are exactly what you want.

Addition Plans
We charge $35 per hour for remodeling and addition plans. Most simple room additions will cost $400 or less.

If you are outside the greater Charlotte NC area, the process is the same except all discussions will be by telephone and email.
